Tenant Payments

From the 1st of June 2019, the Tenant Fees Act prohibits Landlords and Letting Agents from charging Tenants anything other than the following what you can expect to be asked to pay before, during and at the end of a tenancy: permitted costs for renting a property.

  • Rent
  • Security Deposit – with a maximum of 5 weeks rent (or 6 weeks with a rent over £50,000 per year)
  • Holding Deposit – equivalent to one week’s rent
  • Variation, assignment or novation of a Tenancy – £50 or reasonable costs, when requested by the tenant.
  • Early termination – A Relet fee and rent payable up until a new tenant has been found, when requested by the tenant and given EXPRESS permission from the Landlord.
  • Lost keys/Fobs – Reasonable costs for keys and fobs.
  • Bills – Payments in respect to bills if applicable: utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges

Application Fees

There are no application fees for tenants when applying for a property.

We do request a holding deposit, which will take the property off the market and be taken off the security deposit (subject to passing the referencing).

Maintenance Issues / Emergencies

If you have any maintenance issues at the property please contact us as soon as possible by phone and email. Please call 0115 962 5003 and send an email to our office at [email protected] with a picture and description of the problem.

In an emergency, please call our office immediately on 0115 962 5003 and if needs be leave a voice message and follow this up with an email. Remain contactable, you may be called from a withheld number.
