Maintenance Emergencies

Do you have a maintenance issue at your property?

If you have any maintenance issues at your property please contact us as soon as possible.

Examples of Maintenance Emergencies:

Gas Leak/Smell Gas – Locate your gas tap and turn it off urgently, open all windows, and doors and then call Cadent on 0800 111 999
Water or Sewage Leak – Locate your stop cock and turn it off urgently, then call our office or call Severn Trent on 0345 750 0500.
No Heating or Hot Water – contact our office.
In the event of a risk to life please call the Emergency Services Immediately on 999.

For non-emergency issues please contact our office.

General Maintenance

If you have a general maintenance query or report. Please email our team with the subject of the property address and maintenance issue. Please describe the issue at the property address in the email and attach a picture for reference. We will try to attend to the problem as soon as we can, if the issue persists, please contact our office via telephone. If a contractor is sent to the property, please be aware that they will often arrange a time directly with you to arrange access.


An emergency can include a variety of issues at the property, from a leak to a loss of heating or a key issue. If you are having an emergency at your property, please contact our office straight away. In the event of a risk to life please call the Emergency Services immediately on 999.

If the emergency occurs outside our office hours, please do the following:


  1. Ring 0115 962 5003
  2. Leave a message: Name, property, contact number
  3. Send us an email with emergency details and photos
  4. Remain contactable so we can get in touch. You may be contacted back on a withheld number.
